The location of this residential building in Kop van Zuidas, between the vibrant De Pijp and Rivierenbuurt neighbourhoods and surrounded by the spacious greenery of the River Amstel, was the starting point for the design. The staggered blocks in the façade bring air and light into the buildings, creating spacious outdoor areas and providing privacy. The use of red-brick materials is a nod to the Amsterdam School of Architecture that is so characteristic of Oud-Zuid and Rivierenbuurt.

The design encompasses two plots. The apartment complex with family residencies includes an owner-occupied section on one side and a rental section on the other, but appears architecturally as a single building. The rented section has a long façade to the north and south. The outdoor areas on the higher floors are south-facing. The bedrooms are on the north side towards the courtyard garden and are accessed via the walkway. The ground floor apartments feature terraced gardens adjoining the courtyard garden and are accessed via the public road. There is a communal bicycle park and storage units underneath the rental apartments.

The complex features tall entrances and large gateways. It is also accessible: the details and staggered façade give this large-volume building a more human scale
