In the Kenniskwartier district, Rotterdam-based developer GetYourKikx is developing Scala. This sustainable eight-storey residential building will comprise 73 mid-market and private-sector rental apartments. Scala will feature a lively ground floor area and a distinctive passageway connecting the street frontage to an inner courtyard.

Living, Working and Meeting

Rotterdam-based developer GetYourKikx won the tender launched in June 2025. With a mix of homes (60 mid-market and 13 private-sector rental homes) and a commercial ground floor designed to accommodate creative and cultural entrepreneurs, the building will become a meeting place for residents, visitors and makers and creators alike. That is also what the name refers to: a scala (broad range) of functions and possibilities.

GetYourKikx worked with MoederscheimMoonen Architects to develop the vision for this plot. Scala forms the final piece of the development puzzle in the eastern part of Kenniskwartier. The building will stand on Florence Pricehof, alongside the already completed The Pulse of Amsterdam (homes and offices) and Stepstone (student housing), as well as the yet to be build residential towers Benten (student housing) and Ceci (private-sector rental homes).

Future-Proof

Sustainability has been an integral part of Scala from the very first sketch. Strategically positioned façade openings, balconies and outdoor spaces allow daylight to penetrate deep into the building. At the same time, these features support natural ventilation and provide solar shading, reducing the energy required for heating and cooling. The use of recycled steel, reusable floor materials and CO2-negative façade bricks helps limit material-related carbon emissions. Solar panels will be (partially) integrated into the façade, creating additional roof space for measures such as green roofing and water retention.

Planning

In the coming period, the outline design will be developed into a complete and technically detailed plan, on the basis of which the necessary permits will be applied for. Construction of Scala is expected to start in mid-2028 and is scheduled for completion in 2030.
