Zuidas is a high-end international knowledge and business centre that is also one of the most important office locations in the Netherlands. In order to ensure that it stays that way, we will continue to build new offices and renovate old ones.
Investing in Zuidas
Employment in Zuidas has doubled in the space of five years, reaching 54,000 employees in 2023. Historically, the vacancy rate in Zuidas has been lower than in the rest of the Netherlands. There is every reason for further boosting the economic importance of Zuidas. However, the emphasis is shifting towards the construction of housing and amenities since offices have previously tended to predominate in terms of number of square metres in the Zuidas project.
Office programme
Overall, the Zuidas programme encompasses more than two million square metres of gross floor area (GFA). By the end of 2023, 1.4 million square metres of that had been leased. This leaves more than 600,000 square metres of GFA, 64% of which will be housing, 25% offices and 11% facilities and amenities. So far, almost 900,000 square metres of GFA has been completed for the office programme as a whole, leaving a further 160,000 square metres of GFA still to be leased (as of: end of 2023).

Who?
Zuidas is home to a large number of businesses offering financial, legal and business services. Companies from other sectors, too, are now discovering that Zuidas is an ideal location. This large group of leading companies and institutions includes Google, AkzoNobel, ABN AMRO, Vrije Universiteit (VU Amsterdam), VU Medical Center and the European Medicines Agency. Zuidas also offers plenty of scope for the retail trade. These businesspeople tend to set up shop in the buildings’ ‘plinth level’ (the ground floor and the first floor). In this way, they are making a significant contribution to the range of amenities in Zuidas, which further enhances quality of life in the area.
