Owner CBRE Investment Management (CBRE IM) will now be focusing on modernising three of the nine towers that make up the office complex. In contrast to the earlier Masterplan, the WTC will not have more building capacity added to it. Instead, the decision has been made to give towers 5, 7 and 8 a sustainability upgrade and to improve the WTC’s connection with its immediate environment. Much of this connection will be achieved in the public spaces on the ground floor and first floor, thanks to the development of lively and hospitable lobbies in the building complexes on both sides of Zuidplein. This will include a range of publicly-accessible amenities, organised around such themes as ‘Food & Drink’, ‘Well-being & Health’ and ‘Debate & Knowledge-sharing’. These areas will form the heart of the building, where people can feel welcome to spend time and meet each other. For the development of these areas, CBRE IM is explicitly seeking to collaborate with local businesses. In addition to a transformation of the public areas, the office environment will also be upgraded. This will involve the renovation of the offices, lift area lobbies and sanitary facilities.
Collaboration
CBRE IM aims to adapt the building to meet the changing needs of modern office users, while also creating an environment that contributes to local cohesion in the area and offers opportunities for relaxation, culture, inspiration, food and drink. At the same time, WTC Amsterdam aims to remain a place where international and local companies are eager to set up business in order to achieve their ambitions. The complex is set to develop into the bustling heart of a tightly-knit and connected Zuidas community.
Interviews
The plans are partly the result of a large number of interviews conducted by CBRE IM with tenants, employees, neighbours and other stakeholders in Zuidas. Starting early next year, there will be a more extensive participation programme with the local community, partly to discuss the potential use of the public areas.
