We previously reported about the design of the two residential buildings that were commissioned by Eigen Haard housing corporation. The plot where Het Duet will be has already been prepared for construction and the building site and access route have now been almost totally fenced off. The foundation piles will be inserted starting this Thursday. The developer Hillen & Roosen estimates that construction work will take around two years, in other words until the middle or end of 2027. So, what can you expect in the upcoming period?

Foundations

From this week until mid-February 2026, a total of 285 foundation piles, each measuring 20 m in length, will be put into position. Because they will be rotated into the ground rather than using a pile-driver, local disruption caused by noise and vibration will be kept to a minimum. Formwork will then be added, into which the concrete foundations will be poured and then both buildings will be erected at the same time, floor by floor, over a period of about two years.

Working times
Working times will be from 07.00 until 16.00 on weekdays, with an extension until 19.00 if the works require it. It may occasionally be necessary also to work on Saturdays – this is permitted in accordance with the environmental permit that has been granted. In such cases, every effort will be made to ensure that any noisy work is postponed until after 09.00.

Tower crane

As soon as the foundation work has been completed, a tower crane will be set up on the construction site, between the two future Het Duet buildings, in order to lift the necessary materials. In the final dark months of the year, lighting will sometimes be required for this purpose, but it will be directed at the construction site only in order to keep any local nuisance to a minimum.

Construction access road

Between 07.00 and 19.00 on working days, materials will be delivered via a construction access road leading from Amstelveenseweg, except in the morning (08.00 – 09.30) and afternoon (16.30 – 18.00) rush hours. The construction traffic will then travel from Amstelveenseweg along an access road running just round the back of the Edge Stadium and the Gerrit Rietveld Academie buildings. The construction traffic will leave the site via Fred. Roeskestraat.  

Safe traffic flow

This will create a one-way logistical route, which means that the trucks (of which there will be around 5 to 10 every day during some phases of construction) do not need to turn or reverse. This is safer and will cause fewer delays, especially in the busy Fred. Roeskestraat. The foundation piles are an exception: they are too long to rotate to the right towards the plot from the green canal bank and will therefore be transported from Fred. Roeskestraat. The construction access road will be put in place before this Christmas. For safety reasons and to optimise traffic flow, there will be traffic controllers on duty at both the entrance (Amstelveenseweg) and the exit (Fred. Roeskestraat).

Gingko biloba

Since the access road will run closely alongside the buildings mentioned, as much space as possible will remain next to the Zuider Amstelkanaal to take the dog for a walk or have a stroll. Various measures are being taken to protect the Gingko Biloba next to the Gerrit Rietveld Academie – the construction access road runs across a small section of the tree’s roots. The road, made up of concrete floor plates, will therefore be at ground level (rather than in a groove), preventing the need to dig between the roots. As a further measure to protect the roots, sheets of fabric will be placed underneath the access road to ensure that the weight is evenly spread across the ground. Grow-through paving will also be positioned between the floor plates to enable rainwater to reach the roots.

During construction, a certified tree specialist will carefully monitor the tree’s health, in order to enable prompt additional measures to be taken if needed.
