In the coming years, residential building Ceci will rise next to residential tower Stepstone, on the corner of Gustav Mahlerlaan and the future Jaddanbaikade. Officially titled ‘Ceci n’est pas une maison’, the development will offer 24 homes in total: three maisonettes, 17 apartments and four so-called Crown Terrace Residences with generous green roof terraces. Each home has its own layout and identity. All homes will feature high-quality finishes, generous ceiling heights and underfloor heating and cooling. Floor-to-ceiling windows connect the living spaces to spacious private terraces planted with native greenery.

Public function

The ground floor will have a public function, including hospitality space, a terrace and a welcoming double-height plinth where residents and visitors can meet. In this way, Ceci aims not only to be a residential building, but also a place that strengthens and connects the neighbourhood. On Gustav Mahlerlaan, the building will present a formal, high-density urban façade. Towards the water of the Jaddanbaikade, the architecture becomes softer and more expressive. The building is located on a green inner courtyard – the future Florence Pricehof – alongside The Pulse of Amsterdam, Stepstone and the planned DUWO student housing complex Benten.

Partners

Project developer Being won the tender in 2024 and assembled an Amsterdam-based design team comprising architecture firm Space Encounters, landscape studio MOSS and interior architect Modijefsky. MOSS integrated planting into the balconies and terraces, ensuring that at least 60% of the outdoor spaces will be green. The building will also feature façade gardens and a green entrance. Studio Modijefsky designed the apartment layouts and, together with Space Encounters, developed the shared spaces with a focus on logic, sightlines and spatial quality. Buyers can opt for additional interior services, ranging from finishes and lighting to fully bespoke styling.

Kenniskwartier
Construction work on Ceci is expected to start in late summer 2026 and will take approximately two years. Once completed, Ceci will form part of Kenniskwartier – an innovation district and new residential neighbourhood in one. The area will provide space for around 2,700 homes, distributed according to the 40-40-20 policy: 40% social rented housing, 40% mid-market rental housing and 20% private sector housing.
