The development involves two buildings on plot 2J in the Kenniskwartier neighbourhood, with a maximum gross floor area (GFA) of 44,204 sq. m. The buildings will be located in what is known as the ‘Western Development Area’ and will accommodate homes (primarily social housing), offices, and community and commercial facilities on the ground floor. Sustainability and spatial quality are the main criteria for developing this plot. Interested parties are invited to present their vision and ultimately submit an outline design.
The tender, Tender plot 2J Kenniskwartier, Zuidas Amsterdam (in Dutch), was published on TenderNed on 30 October 2026. The deadline for submissions is 25 January 2027.
Homes and offices
The development will consist of two buildings forming a U-shaped block, with three openings providing access to a green courtyard. One of the buildings will accommodate 150 social rental homes, which will be acquired by housing association Lieven De Key once construction is complete.
Energy concept
As part of an approach to grid-aware construction, an important requirement of the tender is a future-proof, sustainable and financially viable energy concept. Possible solutions include solar panels, battery storage to manage peak demand and energy sharing between homes, offices and other facilities.
Offices and other facilities
The remaining space will be used mainly for offices, with a total gross floor area of around 28,000 to 30,000 sq. m. There will also be some space for commercial facilities, such as cafés, restaurants and shops, on the ground floors of the buildings. In addition, part of the development will be reserved for community facilities that support Kenniskwartier’s role as an innovation district. These could include facilities linked to education, research and related business activities.
Kenniskwartier
Working with Vrije Universiteit Amsterdam (VU) and Amsterdam UMC, we will transform Kenniskwartier into a vibrant neighbourhood over the coming years, bringing together a wide range of uses. Around 2,700 homes will be built in Kenniskwartier. The neighbourhood will also provide space for education, knowledge-based businesses, healthcare, culture, shops, cafés and restaurants. The Western Development Area is located between Fanny Mendelssohnstraat to the north, Jaddanbaikade to the east, and Gustav Mahlerlaan to the south and west. You may already be familiar with the neighbouring Eastern Development Area, home to The Pulse of Amsterdam and Stepstone buildings.
