An urban biotope in Zuidas, with homes, offices and a cinema

The building, which has been christened The Pulse, has been selected by the municipality of Amsterdam as the winning concept in a selection procedure. Considerable demands were placed on the quality and sustainability of the building, which had to include at least 9,000m2 of mid-segment homes. After all, the demand for affordable homes in Amsterdam is huge. The majority of the homes to be built in The Pulse – numbering more than 150 – will be mid-priced rental properties. The building also has office spaces for rent from 800m2 plus.

Eye for the future

The Pulse is a sustainable urban biotope on the Zuidas. The higher you go inside The Pulse, the more the accent shifts from people to plants and animals. On the ground floor on the south side of the building the municipality is creating a park and in the middle section between the two towers there will be a green roof garden. In order to keep Zuidas accessible it is essential to reduce car traffic. The The Pulse mobility plan therefore focuses on maximum use of public transport, cycling and walking and the car park will only be available for electric shared cars.

Affordable living, working and leisure

Other key requirements were related to circularity, sustainability, urban nature, mobility and public facilities. The winning concept more than meets these requirements. “Diversity, affordable living, working and leisure all come together in The Pulse”, explains Hans van Meurs, CEO of VORM. “That is unique for Zuidas. We connect these aspects by creating common ground, a place where everyone feels welcome and at home.” All the facilities which The Pulse has to offer, such as hospitality concepts, a bowling alley and cinema are all not only at the fingertips of the residents and users of The Pulse, but also accessible to all residents of Amsterdam. In this way The Pulse will contribute to an important goal of the Zuidas development in the coming ten years, namely to grow into a lively urban neighbourhood which is enjoyable to live, work and be in.

Winning party

The winning party is VORM Ontwikkeling, MVSA Architects and VMX Architects created the design. The provisional and definitive design will be worked on in the coming weeks and months. Construction of the complex will start after the definitive design has been approved. It is expected to be completed in 2023.
