The homes will be built on what is known as ‘plot J’ in the new Ravel residential neighbourhood — the site currently occupied by the Student Experience and the former Kindercampus Zuidas. The development will comprise around 275 homes, the majority being social housing, with a smaller proportion of mid-market rental homes. At least half of the social rent homes are earmarked for (small) families. There are also plans for community facilities and a small office component; further details will follow. Completion is scheduled for mid-2030.

Letter of intent

The City of Amsterdam and housing association Eigen Haard signed a letter of intent on 18 May 2026 setting out the plans. It covers, among other things, the design principles, sustainability requirements, the need for bicycle parking facilities and the emphasis on families as the primary target group. ‘A letter of intent like this really marks the start of the entire housing development process,’ explains Jeroen van Dijck, project manager at the City of Amsterdam. ‘We’ve now agreed with Eigen Haard to work together on this project. But there’s still a long process ahead before construction begins.’

Design

Shift architecture urbanism (LinkedIn in Dutch) is responsible for the design. These urban landscape architects will accommodate the approximately 275 social housing units and up to 1,500 sq m of office space in two buildings: a U-shaped block and a tower. The U-shaped block will contain spacious three-room family homes, accessed via generous galleries overlooking a communal courtyard garden. Residents can meet on shared terraces and in a green roof garden, while ‘the stepped massing of the buildings’ ties in with the other buildings already standing or planned in the Ravel neighbourhood.

Openbare ruimte

The Eigen Haard homes mark the first development on the eastern side of the Ravel neighbourhood, which means the public space will also be comprehensively redesigned. The preliminary design for the public space will be developed further over the coming period into a draft design and ultimately a final design. It is not yet known when the public space will be completed. By the time the homes are completed – currently expected in 2030 – a safe and functional public space should be in place.

Planning

As things currently stand, a draft design and a final design will be prepared in 2027. The permitting process will then begin, allowing construction to start in late 2028. Under the current schedule, the homes will be completed in 2030.
