EDGE Stadium, the former headquarters of Loyens & Loeff at Fred. Roeskestraat 100, is comprehensive upgraded by developer EDGE. The building was completed in April 2023.
When Loyens & Loeff relocated, the building’s developer, EDGE, and its owner, Allianz, both saw this as an excellent opportunity to give the building an upgrade. EDGE Stadium has been renewed in line with today’s sustainability standards – and much more. The building was also extended and renovated inside the building, making it possible to work in state-of-the-art conditions.
One-third bigger
The idea was to maintain the building’s unique identity and look and feel while adapting it to create a 2.0 office building that will last for years. For example, the central section was given a new glass façade. Behind it, the extraordinary copper-coloured ‘heart’ is still visible, but currently the building looks slightly more accessible. The high pavement was lowered in order to improve access. The wings and central section of the building were made taller in order to extend the building without undermining its unity from the outside. Both wings have an additional floor and the central section two additional levels. The rest of the extension houses inside the building. The officespace is around one-third bigger.
Around the atrium
The extension to the floor area inside was mainly built around the atrium. Moving the wings slightly inward and extending has made the atrium smaller and more intimate. It now is a beautiful, open space that invites you to reflect in a peaceful setting, enjoy a cup of coffee in the central bar, or meet new people. Plenty of greenery has been added to make the space even more attractive.
Walking meetings
The layout of the office has changed, the large open spaces are ideal for flexible working. In addition, EDGE no longer plans to have just a single large tenant, but wants a mixture of start-ups, scale-ups, and larger organisations instead. Another important adaptation involves the integration of rooms intended for sport or walking meetings. And – it does not get any more contemporary than this – the EDGE Stadium has a completely virus-responsible design, featuring the latest ventilation system.
Reuse
Anything that was not suitable for reuse during the construction was posted on Beelennext.nl by EDGE. This is an online marketplace for used construction materials that are still very suitable for use in other projects. By applying this sustainable approach, EDGE not only aims to add something new to Zuidas, but also retain what was already good.
The renovated building is expected to emit 70 percent less CO2 than the original. It features 1,250 square meters of solar panels and underground thermal energy storage, allowing the building to run on 100 percent renewable energy.
EDGE Stadium will receive a WELL Gold certification. The WELL Building Standard assesses a building’s impact on people’s health and well-being. For example, ample greenery in EDGE Stadium creates a vibrant and healthier work environment.
