At Fred. Roeskestraat 94A, the former site of the British School of Amsterdam (BSA), social rented housing will be built. In the spring of 2021, the BSA moved to a new building in Havenstraat. The school building in Fred. Roeskestraat has since been demolished and the plot has been temporarily relandscaped. On it, housing association Eigen Haard will realize the Duet residential buildings: social housing for seniors, among others.

Design and programme

On the plot, there will be 180 social rented homes in two apartment buildings, named The Duet. One will be on the Fred. Roeskestraat side and one on the Zuider Amstelkanaal side. The latter building is intended for the elderly. On the ground floor and first floor, there will be space for (social) amenities. The maximum height of both buildings is 30 m (8 levels). Both buildings will be surrounded by public space on all sides and this will be landscaped by the City of Amsterdam.

Process and schedule

The construction brief, outlining the conditions for housing construction and amenities, was established in December 2022. In the fourth quarter of 2022, the City of Amsterdam reached concrete agreements with housing association Eigen Haard. The latter has selected architect Zecc, to design the buildings. Construction is expected to start in late 2024 and the first residents will be able to move in in 2026. The definitive schedule will be drawn up by the housing association and their contractor. Finally, the public spaces will be landscaped. This will be done by the City of Amsterdam. The local community will be involved in the design of the public spaces.

Spatial planning procedures and consultation

The City of Amsterdam has discussed the construction brief for the planned housing construction with the local community. In September 2023, an information evening was held for the neighborhood about the draft design of the buildings and public space, and in April a walk-in meeting was held for the preliminary design. The plans for housing are in line with the framework of the existing zoning plan. However, an environmental permit for the construction of housing will need to be applied for. This will then be published, followed by an objections period. Further information on the schedule for this permit will follow in due course.
