This has been announced by Icon Real Estate, a division of Victory Group. Victory Group is the owner of the ABN AMRO complex. Mahler 1 will have 15 floors and a gross floor area of more than 25,000 sq. m. The ground floor and first floor, totalling 1,500 sq. m., will be open to the public. In these areas, there will be interaction with the local community. It will be a vibrant environment, with space for social activities, public events and local initiatives. This will not just be for business, but also for local residents. Mahler 1 has been designed by Danish architects’ firm 3XN, famous for designing Amsterdam’s Muziekgebouw aan ’t IJ concert hall.
No ordinary tower
At a height of almost 60 m, the building is very different from the traditional Zuidas office tower blocks. The building will be one of a kind and fit perfectly within the ‘Minerva axis’ (the line running from Minervalaan in the Oud-Zuid district of Amsterdam to Gustav Mahlerlaan in Zuidas). To emphasise its position as part of the public realm and highlight the human dimension, the lower part of Mahler 1 has various distinguishing features: inviting façades and plant-clad columns that mimic the trees in Mahlerplein. It also boasts tiered terraces covered in plants and a focus on biodiversity. Above that is the upper section: a more abstract, undulating façade, that leans over Mahlerplein.
Circl
Mahler 1 replaces the Circl building, the striking circular pavilion that opened its doors in 2017. Because Circl is not suitable for expansion, lcp-circulair (an alliance between Lagemaat and Cepezed Projects) is currently in the process of dismantling the pavilion. Lcp-circulair specialises in circular construction: from developing, designing and building through to dismantling, storing, redesigning and reassembling. One of the other buildings that lcp-circulair dismantled is the temporary courthouse in Zuidas, that has since been relocated. The materials from which Circl was built will be stored and prepared for reuse.
Transformation of ABN AMRO complex
Mahler 1 is the first phase in the transformation of the huge ABN AMRO office complex, totalling almost 90,000 sq. m in size. At the end of 2020, ABN AMRO announced its (partial) departure from its head offices in Zuidas. The owner, Victory Group, plans to consult with the City of Amsterdam and local residents and make the area into a vibrant mix of housing, employment and leisure, right at the heart of Zuidas. Construction work on Mahler 1 is expected to start in the first quarter of 2025. Completion is scheduled for the second half of 2027.
