Over the course of the last two years, the office tower known as The CubeHouse has been erected on the last plot in the Mahler neighbourhood in Zuidas. The limited space available in which to build – The CubeHouse is wedged between the Zuidasdok construction site, busy Parnassusweg and Claude Debussylaan – meant that its construction was an enormous challenge. But what makes the building even more extraordinary is its structure: because, in fact, most of it is made out of wood. The CubeHouse reached completion at the start of 2026, making it the first hybrid wooden office building in Zuidas.

The CubeHouse ground floor

On the ground floor of The CubeHouse, there will be an Amac Store, a hospitality/catering outlet and space for a social amenity. This space will be occupied by Use/Space, a social company that links available office accommodation to social and cultural initiatives in order to give it new meaning, for example by opening it up to foundations, good causes or events.

Brittenpassage at Amsterdam Zuid station

The CubeHouse is located right next to the future southern entrance to the new Brittenpassage, the second passenger tunnel at Amsterdam Zuid station. This will be taken into use in 2027 at the latest, after which the existing passageway (the Minervapassage) will close for several years for complete renovation.

The CubeHouse was designed by New York-based architects firm SO-IL. The CubeHouse has BREEAM Excellent and WELL Gold certification. The CubeHouse was developed and realised by developer G&S& (division of VolkerWessels), in collaboration with the construction consortium Visser & Smit Bouw | Hanab Installation Technology. The CubeHouse has been acquired by a.s.r. real estate for the ASR Dutch Mobility Office Fund. Covering approximately 16,400 sq. m., the office building has an open and transparent character on the ground floor. This provides a seamless transition between indoors and outdoors, with several entrances. There is a green roof top garden and integrated bicycle parking facilities.
