This will result in the modern apartment hotel The July, combining the comfort of an apartment with the convenience of a hotel. The location is highly accessible, thanks to its proximity to Amsterdam Zuid station, the RAI and Schiphol Airport. In October 2025, you may already have seen the first works taking place on and around the plot in the Vivaldi neighbourhood. The apartment hotel is expected to open in mid-2027.
For guests and neighbours
The building will accommodate approximately 240 comfortable apartments spread across 14 floors, each with a fully equipped private kitchen. In addition, there will be shared facilities such as event spaces and 300 square metres of meeting areas, co-working zones and wellness and fitness facilities. With this, The July aims to offer a comfortable and flexible stay for modern travellers, professionals and Zuidas residents, for both short and longer periods. The neighbourhood will also be welcome. On the ground floor there will be publicly accessible outdoor areas, a bar and a restaurant with a waterside terrace. Sufficient parking facilities will be available.
Sustainability
With this renovation, The July is aiming to achieve a BREEAM Excellent certification for sustainability, in line with its other locations. For example, all gas-powered installations will in due course be replaced by fully electric systems, featuring energy-efficient heating, cooling and heat recovery. The building will also be fitted with solar panels on the roof and advanced systems for monitoring energy and water consumption. To ensure high-quality insulation, all window frames will be replaced, among other measures. Outside the building, targeted planting will enhance biodiversity.
History
Adam Smit and his team at ZZDP Architecten sought to do justice to the original 1960s design by the then renowned architect Alexander Bodon. ‘After 45 years, the building is still in excellent condition – it is simply a very well-designed building. However, various alterations were made over the years, such as painting the façade white. By sandblasting it, we have been able to restore the characteristic exposed-aggregate concrete appearance.’ In this way, not only is a piece of history being restored, but renovating the entire building while retaining the façade also results in lower CO2 emissions than demolition and rebuilding.
Apartments with outdoor space
At the same time, the building is being adapted to meet contemporary needs. ‘For example, the ground floor will form much more of a connection with the surrounding public space, so that neighbours also feel welcome’, Smit explains. In the original drawings, he even found elements that were never realised but can now be incorporated effectively. ‘The cantilever on the first floor had always included an outdoor space for the adjoining apartments. We are now going to realise this; ideal for travellers staying at The July for a longer period.’
Schedule
The design and planning phase, as well as the internal demolition works, have now been completed. Restoration of the exterior façade has begun and the project is progressing well towards the internal finishing phase and the installation of technical systems. Following the locations in Houthavens and near the Olympic Stadium, this will become the third The July apartment hotel in Amsterdam in mid-2027.
Accommodation for Ukrainians
From 16 March 2022 until the end of September 2024, the City of Amsterdam rented the building as an accommodation facility for Ukrainian refugees. Renovation work started immediately afterwards.
