For the development of plot 2 in the Beethoven neighbourhood, the City of Amsterdam selected the KondorWessels Vastgoed Habitat Royale project in 2022. This plan emerged as the winner in the tender procedure. The programme included 94 owner-occupied homes, a child daycare centre, an orangery and an underground car park. The design was ambitious in terms of sustainability. As is customary for all developments, KWV was given a 22-month period (extended by a further six months) after being awarded the contract to develop the proposal submitted in the tender into a definitive design. KWV has been unable to achieve the level of ambition for the project within the parameters set out in its tender submission. In consultation with the City of Amsterdam, KWV has decided to bring an end to the development of Habitat Royale. Both the City of Amsterdam and KWV regret that the project has to end in this way.

With the development of Habitat Royale now halted, plot 2 is set to remain undeveloped for longer than envisaged. The intention remains to develop housing on plot 2. A new market party will be selected for this purpose. Details of how this will be put to tender are yet to be announced.
