Work starts on the construction of 101 ‘The Newton’ apartments

This new addition to Zuidas was announced on this website a year ago. The building has been designed in the style of the Amsterdam School, reflecting the architectural style in the neighbouring Rivierenbuurt. It comprises an underground car park with 100 apartments on top of it. The apartments will be divided into two blocks, with a roof garden between them on the first floor. The block on the corner of Gelrestraat/Gaasterlandstraat will have four floors of flats and the other block on Gaasterslandstraat will have seven. Around the building, there will be water-retardant green infiltration strips that are capable of collecting large amounts of rainwater in order to protect the sewage system in the event of heavy rainfall. There will also be an evergreen roof terrace on top. The ground floor of the building, located in what will be Hogelandplein, will also include space for hospitality/catering. The apartments will vary in size between 46 and 110 sq. m. and will be energy-neutral. The Newton is being developed by COD and has been designed by Diederendirrix Architectuur & Stedenbouw. The design of the roof terrace is by Felixx Landschapsarchitecten & Planners.

Housing development triangle

In recent years, hundreds of new homes have been built in Kop Zuidas. The Newton is part of a larger plan that includes 500 homes. This larger plan comprises a ‘housing development triangle’ that is being built at the heart of Kop Zuidas. When the flats in The Newton have been completed, construction will start on the second part of the triangle with 400 new homes, of which 40% will be social rental properties, 40% mid-market rental and 20% upmarket rental or owner-occupied (40-40-20).

The grass field is part of the housing development triangle.

Construction site set up

The construction site has already been set up. The contractor Pleijsier Bouw will shortly begin installing steel piling and foundation piles. The Newton is scheduled for completion in 2023 and the housing development triangle is expected to be completed by 2028.

10,000 homes

Kop Zuidas is not the only place where there will be new homes. Across the whole of Zuidas we are building around 1,700 homes in the period up to 2025, in a 40-40-20 ratio as referred to above. There will be a total of 10,000 new homes in Zuidas.
