In Gustav Mahlerlaan, Being is developing the housing complex ‘Ceci’, with around 25 private sector apartments. Ceci will be located alongside the Stepstone residential building in Florence Pricehof, opposite the housing, offices and (cultural) amenities of The Pulse of Amsterdam. It is just around the corner from VU Amsterdam (Vrije Universiteit) and Amsterdam University Medical Centre (UMC), VUmc location. The complex will be part of the Kenniskwartier (Knowledge Quarter), an innovation district and new residential neighbourhood in one.
Housing and leisure
The full name of the housing complex is ‘Ceci n’est pas une maison’ (‘This is not a house’). It will certainly be more than just a place to live in: 250 square metres of gross floor area has been set aside for commercial amenities. Above that, there will be around 25 private sector homes ranging in size from 70 sq. m. The housing complex will be on the corner of Gustav Mahlerlaan and the future Jaddanbaikade: a sunny corner that is ideal for hospitality/catering with terraces on the street side.
Design
On the Jaddanbaikade side, the design by Space Encounters is playful in appearance, featuring eye-catching curved ledges in a mother-of-pearl shade. On the Gustav Mahlerlaan side, the complex will have a more metropolitan look and feel. On the ground floor, it will boast a double-height, open plinth area with the commercial amenities behind it.
Solar panels and wood
The sustainability ambitions of the Ceci building are impressive and include integrated solar panelling. The load-bearing structure will also consist of columns and beams that are visible and tangible from inside and out.
Schedule
Construction work on Ceci is scheduled to start around May 2026. It is expected to take around 18 months to build, which means it will open by the end of 2027.

Kenniskwartier
Ceci is set to be part of the Kenniskwartier, an innovation district and new residential neighbourhood in one. This neighbourhood will include space for approximately 2,700 homes. These are being divided up according to the 40-40-20 policy: 40% social rented housing, 40% mid-market segment and 20% private sector. Another major development in Kenniskwartier is currently The Pulse of Amsterdam building. Featuring housing, offices and amenities, including a cinema, it is set to be completed by the end of 2024.
