CubeHouse environmental permit open for consultation

If completed on schedule, CubeHouse will give Zuidas another energy-neutral, future-proof and low-installation office building by 2025. It will be located on ‘the Boog’ plot alongside The Rock, on the corner of Parnassusweg/Debussylaan and on the edge of the Mahler neighbourhood. The local regulations that apply for construction and refurbishment in that area are stipulated in the ‘Mahler’ zoning plan. On 5 April, the North Sea Canal Area Environmental Service (Omgevingsdienst Noordzeekanaalgebied) granted permission to developer G&S& to make two deviations from the zoning planning in force. This brings the construction of CubeHouse a step closer. Anyone who has questions about or objections to this so-called ‘spatial environmental permit’ has until Thursday, 18 May 2023 to respond.

Taller and more square metres of office space

Some 59 m at its highest point, CubeHouse will be slightly taller than the 30 m stipulated in the zoning plan. With 14,300 sq. m. of new office accommodation, the Mahler neighbourhood (located between Kenniskwartier, Amsterdam Zuid station, Gustav Mahlerlaan and the soon to be developed Ravel residential district) will also end up having more office accommodation in total than the same plan allowed for. The two changes are necessary because they have been a large number of developments since the zoning plan was approved in 2023. For example, Amsterdam Zuid station is developing into one of the Netherlands’ most important public transport hubs and Claude Debussylaan is increasing in importance as a diagonal link between the station and Kenniskwartier. At the same time, the plans for office accommodation in CubeHouse are in line with ambitions to achieve a balanced offices market, as described in the City of Amsterdam’s Offices Plan (Kantorenplan 2019-2026). These developments justify a taller building than originally envisaged, with more square metres of office space. This is why a permit has now been granted allowing a taller building with additional office accommodation.

Incubator for sustainable concepts

CubeHouse will feature a publicly accessible courtyard garden and a connection with the existing underground Q-park Mahler car park. This means that CubeHouse will have no additional car parking spaces itself. The space on the ground floor is intended for amenities that are accessible to a wide public and add value to this special place.

Schedule

According to the current schedule, construction work is set to start in the fourth quarter of this year. Before that, planning permission will need to be granted. The application is expected to be submitted soon. The Boog plot is right next to the Zuidasdok works area and the construction work will need to be coordinated with that. For this reason, CubeHouse is scheduled for completion in 2025, before the major works start on the southern tunnel for the A10.
