On this plot (plot 6/7) next to Beatrixpark, developer Breevast is building two connected residential towers with 213 apartments in the owner-occupied and mid-market rental segments. Prior to construction of the housing, preparatory work will be carried out at this site in the months ahead. This will include installing sheet piling to create a construction pit, moving pipelines and preparing the construction of new thermal storage heating system wells. These will form a thermal storage heating system that will serve the new apartments. The work will take until the end of the year, when construction work will start on the complex. It is expected to be completed by the end of 2026.
Sheet piling for construction pit
In late July, the contractor began installing sheet piling on the south side of the future construction pit. This sheet pile wall will be put in place using low-vibration methods. However, there may be some noise nuisance because some steel sheet piles need to be attached to this sheet pile wall. This can only be done using vibration methods. The work will take no more than half a day. Sheet piling will be installed on the other three sides of the construction pit starting in January 2024. Low-noise methods will be used as far as possible.
Construction road and cycle path
We previously installed a construction road from Christian Neefestraat to Kapel & Convict across the site. At the end of this year – when renovation work on the Convict building is complete – this construction road will be shortened and possibly moved slightly. The route for the construction traffic for plot 6/7 continues from the A10 via Beethovenstraat and De Boelelaan. In principle, no construction traffic for Convict will use Prinses Irenestraat, except on the few occasions when the construction road cannot be used because of the works. The cycle path between Akzo Nobel and Stibbe, leading across Beethovenplein to Beatrixpark, will be taken out of use during construction for safety reasons. This is expected to happen in October 2023. Until the completion of construction work in this area, the main existing cycle path – Prinses Irenestraat – will be the only route for cyclists between Beatrixpark and Beethovenstraat.
Two residential towers
Architects’ firm UNStudio has designed the residential towers next to Beatrixpark. The east tower will boast 19 floors and the apartments will be available to rent. The west tower will have 17 floors and the apartments will be owner-occupied. The ground floor will accommodate a restaurant, wellness facilities, places to work or meet and also provide access to a swimming pool for residents of the west tower. The basement will include a gym and space for bicycle racks, with parking in the level below that. The complex is being built by contractor Boele & Van Eesteren.
