Tendering process launched for housing and offices in Ravel

This is a public selection procedure (tender) for the joint development of two plots along Beethovenstraat, in the new Ravel residential district (see plots C and D in the photo below). The City of Amsterdam is challenging developers to come up with a single bid with designs for two energy-efficient buildings that will be a good fit both for the vibrant Beethovenstraat and the peace and quiet of the leafy and low-traffic residential neighbourhood. Construction is expected to start in the second quarter of 2026.

Social and mid-market rented housing

On plot C on the corner of Beethovenstraat/De Boelelaan, there are plans for 85 mid-market rented properties, together with up to 5,880 sq. m. of office accommodation. Plot D is slightly further north and right next to Valley in the future road Maurice Ravellaan. On it, housing association Rochdale will develop around 60 social rented flats, 30 of which are intended for families. There are also plans for office accommodation here – around 10,000 sq. m. of gross floor area. In the plinth of both buildings, there will be amenities, including a supermarket on plot D.

Low-traffic residential district Ravel

The new, leafy and low-traffic residential district Ravel is increasingly starting to take shape. After the completion of the Valley building, the work on the underground cables and pipelines and the relocation of the AFC football club, we are beginning the construction of more housing and amenities in 2023. The first of these is Kindercampus Zuidas. By 2035, the Ravel neighbourhood will boast 1,350 homes.
